The long-awaited plan to bring a 48-story luxury apartment tower to Rittenhouse Square is finally getting underway, with a groundbreaking coming within the next three months.

In anticipation of the groundbreaking, developers The Southern Land Company have released renderings of the inside of the much-anticipated space, which they say will blend luxury and comfort.

Prospective buyers of the high-end condominiums at the Laurel, a mixed-use project expected to rise on the last developable site around Rittenhouse Square, can take a virtual tour of the 48-story high-rise that, among other aspects, will show how the sun might shine on the building during different seasons and provide 360-degree views of the city so they can compare units.

Southern Land Co. has received approval from the Philadelphia Civic Design Review Board for the development of the Laurel, a $300 million, 48-story luxury residential tower overlooking Rittenhouse Square in Philadelphia.

The developer plans to break ground early next year and open a sales center next month at 1845 Market St., a nearby office building.

Designed by Solomon Cordwell Buenz, the tower will become the tallest residential building in the city once completed and will involve preserving the Warwick apartments and Rittenhouse Coffee Shop. The project will remove the last developable site around Rittenhouse Square, one of Philadelphia’s premier locations.

Nashville-based developer Southern Land Co. has tweaked its plan for a condo and apartment tower on the last major building site around Rittenhouse Square to add short-term stays on the floors set aside for rental units.

Southern Land decided to offer stays of as little as a few nights at a time in furnished units within the 48-story tower at 1911 Walnut St. in response to demand for hotel-style accommodations in the upscale neighborhood, development manager Brian Emmons said in an interview Friday.

Nashville-based Southern Land Company has revised project plans for its 1911 Walnut Street multifamily development in Philadelphia. In a nod to the Pennsylvania State Flower, the property will now be called The Laurel.

Situated on the last remaining undeveloped parcel on Rittenhouse Square, The Laurel at 48 stories will be Philadelphia’s tallest residential-only building. The $300 million Solomon Cordwell Buenz-designed tower will feature 54 condominiums in addition to long- and short-term units with separate lobbies and entrances. Large corner residences will provide panoramic views of the city and Rittenhouse Park.

The 48-story tower planned for 1911 Walnut Street, one of the last developable parcels in Rittenhouse Square, will be known as the Laurel, after Pennsylvania’s state flower, according to an announcement from developer Southern Land Company.

The firm has also disclosed a new number of condos planned for the spire—54—and the setup for the amenities packages for both condo owners and the tenants in the tower’s expected 200 apartments. (The number of condos had stood at a rather amorphous 60 to 75 at the end of 2017.)

The amenity deck for condo owners will be on the 26th floor, and the package will include an indoor pool, fitness and yoga studios, and a lounge with a terrace overlooking Rittenhouse Square.

Southern Land Company made several tweaks to its apartment tower proposal. One saves two of three historic buildings on Sansom Street. Another adds dozens of affordable units to the mix.

Southern Land Company appeared before the City Planning Commission today with a revised version of its proposed apartment tower on the last piece of open land right on Rittenhouse Square.

Preservationists will be pleased with one of the two biggest revisions the company made to its proposal, and for those who’ve longed to live on Rittenhouse Square but simply don’t have the scratch, the second is a dream come true.
